Beijing Serviced Stay-STATE APARTMENTS

1. Booking & Payment Procedure

Bookings will be confirmed on receipt of full payment. We will send you written confirmation of your booking by email, detailing the numbers of nights and the total cost of your stay. You may extend your stay at any time, right up to the day of departure subject to availability. But payment must be made in full upon extension.

2. Cancellation Policy

Any cancellation must be notified to us in writing at least 48 HOURS before arrival otherwise a full day rental will be charged on your late notification.

3. If You Alter/ Modify Your Booking

If you wish to alter your booking (e.g. change the dates of your stay or the accommodation requested), we will use all our reasonable efforts to comply with your. If you decide to change your stay in any way once it has commenced (e.g. change accommodation or the duration of your stay), we accept no liability for any loss, damage or additional expense and we cannot guarantee a refund of any costs already paid by you.

4. Check-in and Check-out

The rules for check-in and check-out are set by Beijing Serviced Stay. Check in time is 2 PM, Check out time is 12 noon. Any extension beyond 12 noon, is charged at an hourly rate of RMB 50 or equivalent. A Full day rental will be charged after 6 PM.

When check-in, a key and facilities deposit of RMB500 or equivalent must be paid in cash. We will keep the deposit and refund in full upon return of keys. However, penalty will be charged for any damage and loss in the apartment.

Accordingly to the government regulation, non-resident visitors shall register with the local police within 24 hours, the landlord or his representative will assist the tenant(s) to meet this requirement and the tenant(s) shall give his (their) full co-operation.

5. Late arrivals

Arriving between the hours of 12.00p.m - 5.00a.m will incur a charge of RMB 200. All apartments are usually available for occupation after 2:00pm on the day of arrival. Guests must telephone Beijing Serviced Stay at least 1 hour before arrival so we can arrange to meet & greet guests at the apartment.

6. Number of Occupants

One bedroom apartment: One king size bed.
Maximum occupancy: 2 adults and 1 child aged 12 years or under.

Two bedroom apartment: One king size bed and One Single Bed.
Maximum occupancy: 3 adults and 1 child aged 12 years or under.

Extra bed upon requested with a charge of USD20 per night.

If the number of guests travelling exceeds the maximum occupancy stated, please book more than one room or contact us directly for alternate accommodation options and assistance. Only those persons listed on the Booking Form may occupy the apartment, Beijing Serviced Stay reserved the right to refuse admittance to the apartment if they are in breach of this condition.

7. Facilities & Services

A full inventory of furniture, equipment and utensils is also provided. Please note: No items must be removed from the apartment during your stay. You are liable to any loss or damage within the unit.
Unless otherwise specified, the prices quoted for all serviced apartments include heating, electricity, gas, water and internet connection.
Unless otherwise specified, the prices quoted include maid service twice weekly. All linen and towels are included and changed twice weekly. Any extra charges are at the management's discretion.

8. Pets

Regrettably no pets of any kind are permitted under any circumstances. The client is liable for any infringement of this rule.

9. Smoking

Smoking is not permitted in the apartments or in the internal communal areas of the apartment blocks.

10. Usage & Nuisance Behaviour

Guests must regard safety and consideration for other occupants in the building. Gambling, drug, drunk, toxic, explosive, flammable substances and partying playing load music are forbidden in the apartments. Beijing Serviced Stay management reserve the right to terminate your stay and contract if they deem such behavior has occurred. No refund will be made if such behaviour is deemed to have occurred.

11. Damage to Apartment

The hirer is responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the hire period.
Except in the case of normal wear and tear the hirer will be responsible for making good any damage to the apartment or its contents which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the apartment or their guests. Such damage must be reported, without delay, to our local representatives. The cost of the repair or replacement must be agreed with and paid to Beijing Serviced Stay.
The hirer responsible for booking undertakes that no person will suffer anything to be done which would endanger the policy of our insurers in respect of the apartment and its contents which might make the same void or voidable.

12. Injury or Loss

Beijing Serviced Stay cannot be held responsible for any personal injury, loss or damage to personal effects howsoever arising at the accommodation.
Neither we, nor our representatives, can be held responsible for any circumstances beyond our control including, but not limited to, mechanical breakdown, illness or failure of any public service supply.

13. Rights of Access

Representatives of Beijing Serviced Stay or their subcontractors have the right of access to the property at any time, with due regard to the convenience of the hirer, for the purpose of inspection of the property and to carry out any essential repair or maintenance work.

14. Force Majeure

We regret that we cannot accept liability for any loss, damage or additional expense where the booking needs to be altered or cancelled or we are unable to perform our contractual obligations as a result of events of ‘force majeure’. In these Booking Conditions ‘force majeure’ means any event which could not have been reasonably foreseen, or the consequences could not have been reasonably avoided, by us or the suppliers of the relevant services in question, even with the exercise of all due care. Such events may include war or threat of war, civil strife, terrorist activity, industrial dispute, natural or man-made disaster, fire, adverse weather conditions and all similar events outside our or the relevant suppliers’ control.

15. Liability

We use all reasonable efforts to try and ensure that the accommodation offered by us is properly arranged and that the suppliers of the apartments maintain reasonable standards. We accept responsibility to take reasonable care in the organisational aspects of the stay but we are not liable and cannot be held responsible for actions of other property dwellers or owners, providers of transport or any other suppliers involved in your stay. We cannot be held responsible for the loss or damage to any fixtures & fittings, goods or personal belongings at the accommodation. We are specifically not liable for events outside our reasonable control or if there has been no default or neglect by us and in no event shall we be liable for any special, indirect or consequential loss, including loss of profit. This limitation does not apply to fatal or other personal injury resulting from our negligence or that of our employees. We strongly recommend that all clients obtain appropriate travel and personal insurance cover.

16. Termination by Beijing Serviced Stay

Beijing Serviced Stay has the right to terminate a booking at any time on the grounds of abuse to staff or other guests, mistreatment of the apartment or criminal activity on the part of those occupying the apartment or their guests. In such circumstances, Beijing Serviced Stay is not obliged to provide or locate alternative accommodation. The period of notice and the proportion of refund are at the discretion of Beijing Serviced Stay.

17. Law & Jurisdiction

These conditions and terms of contract and all matters arising therefore are subject to the law of Peoples Republic of China and in the event of dispute; the client will be subject to the exclusive jurisdiction of the courts of Peoples Republic of China.

18. Acceptance of Terms and Conditions / Contract of Hire

All bookings are subject to these terms and conditions that are deemed to have been accepted in full by the hirer and all persons in the party. Payment of apartment fee indicates acceptance of these terms and conditions.
